There is no legal requirement to include break clauses in a tenancy agreement. It is for the landlord and prospective tenant to agree before concluding their tenancy agreement. A break clause can be mutual or one-way and will allow the tenancy agreement to be terminated within the initial term after a fixed duration. For example, a tenant might have a 6 month break clause in a 12 month tenancy agreement.
