The HMO licence imposes a minimum floor area for rooms used as sleeping accommodation. For persons over 10 years old, the floor area must be a minimum of 6.51 square meters or 10.22 square meters if 2 people over the age of 10 years old are sharing. You should contact your local council to discuss this. HMO landlords have additional obligations they need to be aware of.
