A sublet agreement functions in much the same way as a straightforward tenancy. The person letting the property out (the first tenant) should set out the amount of payable rent, the term of use, and any additional fees applicable. The first tenant must first however obtain permission from the landlord to sublet in various circumstances, and whether they can sublet the whole of the property depends on the tenancy they hold.
