Easement

An easement is the right to to do something on neighbouring land (usually, to enter or use it) for the benefit of one’s own land. The land which benefits from the easement is the dominant land, while the land the easement is exercised over is the servient land. An easement is a property right capable of binding future owners of the servient land.
